Definitions

Company (referred to as either "the Company", "We", "Us" or "Our" in this Agreement) refers to avsuites.com.

Terms

These Terms of Use ("Terms") govern your access to and use of the services and websites provided by The Company ("we," "us," or "our"). By accessing or using our services, you agree to be bound by these Terms. If you do not agree with any part of these Terms, you must not use our services.

1. Acceptance of Terms

By using our website or services, you confirm that you have read, understood, and agree to be bound by these Terms and our Privacy Policy.

2. Eligibility

You must be at least 18 years old to use our services. By using our services, you represent and warrant that you meet this eligibility requirement.

3. Services

The Company provides apartment rental services, including but not limited to listing available apartments, facilitating rental agreements, and offering customer support related to rentals.

4. User Accounts

To access certain features of our services, you may need to create a user account. You are responsible for maintaining the confidentiality of your account information and for all activities that occur under your account. You agree to notify us immediately of any unauthorized use of your account.

5. Listings and Rental Agreements
  • Listings: All apartment listings provided by us are for informational purposes only. We do not guarantee the accuracy, completeness, or availability of any listed apartment.
  • Rental Agreements: Any rental agreement entered into between you and a landlord or property manager is solely between the parties involved. The Company is not a party to such agreements and is not responsible for any disputes or issues arising from such agreements.
6. Payments

All payments made through our services are subject to our payment terms. You agree to provide accurate and complete payment information and authorize us to charge the applicable fees to your payment method.

Payment Method

The amount is payable by the following payment method:

  • Deposit: 30% of the total amount at the time of booking through bank transfer.
  • Final Payment: 70% of the total amount through bank transfer 2 weeks prior to your arrival or by cash, upon arrival.
  1. Should the Tenant delay any payment without prior agreement with the Owner, the Owner will be entitled to cancel this contract immediately without notice and without obligation of any refund to the Tenant mentioned in this contract and will be in a position to make the property available for rental to other tenants.
  2. If the Tenant terminates their stay before the agreed departure date, no refund will be applicable.
  3. The Tenant may change the dates of the Rental Period after prior agreement with the Owner. Any such changes will be dependent on availability and extra charges may apply. A refund will not be applicable in the case of a change of dates of the Rental Period.
  4. In case of cancellation 60 days before arrival, the Owner will refund 100% of your deposit. For any cancellation within the 59 days before arrival, the Owner will not refund your deposit. If the Tenant cannot travel because of country instructions (closing borders), the Owner will refund 100% of the deposit.

All rentals for Appartment Vivi & Caesar, payments must be submitted to the following Bank Account

  • Owner : ΠΑΠΑΪΩΑΝΝΟΥ ΚΑΙΣΑΡ-ΓΕΩΡΓΙΟΣ
7. Cancellations and Refunds
  1. Should the Tenant delay any payment without prior agreement with the Owner, the Owner will be entitled to cancel this contract immediately without notice and without obligation of any refund to the Tenant mentioned in this contract and will be in a position to make the property available for rental to other tenants.

8. Prohibited Activities

You agree not to engage in any of the following activities:

  • Violating any applicable laws or regulations.
  • Posting false, misleading, or fraudulent information.
  • Infringing on the intellectual property rights of others.
  • Engaging in any activity that could harm or interfere with the operation of our services.
9. Intellectual Property

All content and materials available on our website and services, including but not limited to text, graphics, logos, and software, are the property of The Company or its licensors and are protected by intellectual property laws. You may not use any content or materials without our prior written permission.

10. Disclaimer of Warranties

Our services are provided on an "as-is" and "as-available" basis. We do not warrant that our services will be uninterrupted, error-free, or free from viruses or other harmful components. We disclaim all warranties, express or implied, including but not limited to the implied warranties of merchantability and fitness for a particular purpose.

11. Limitation of Liability

To the fullest extent permitted by law, The Company shall not be liable for any direct, indirect, incidental, special, or consequential damages resulting from the use or inability to use our services, even if we have been advised of the possibility of such damages.

12. Indemnification

You agree to indemnify, defend, and hold harmless The Company, its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses, including reasonable attorneys' fees, arising out of or in any way connected with your use of our services or violation of these Terms.

13. Liability and Responsibilities of the Tenant
  1. AV - Suites (the rental property), including furniture and all the other contents within the property and throughout the garden and swimming pool area, are to be treated with care. The Tenant will be held responsible for the actions of all accompanying persons, including guests or visitors the Tenant or accompanying persons may have to AV Suites. The Tenant is liable for any breakages or damages to the property, whether caused by themselves, their accompanying guests, or visitors.
  2. Any faults that are discovered prior to or during the Rental Period should be reported to the villa manager immediately so that they can be corrected.
14. Governing Law

These Terms shall be governed by and construed in accordance with the laws of [Your State/Country], without regard to its conflict of law principles.

15. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify you of any changes by posting the updated Terms on our website. Your continued use of our services after the changes become effective constitutes your acceptance of the new Terms.
